Driveways impact the value and appeal of a home. They are an integral component of design and function; poorly designed or with fundamental flaws, driveways can have a significant adverse impact on a home. Driveways are used daily; multiple times a day not only by residents but visitors. They are accessed by car, truck, motorcycle, bicycle on foot, by golf cart; by adults, kids and pets. Everything in and out of the home passes over the driveway.1

Functional and Appealing Driveways

  • Compliment the home
  • Allow easy entry to/exit from the street
  • Allow easy entry to/exit from the garage
  • Generally level, especially around garage entry
  • Positive drainage and grading

  • Approach angle can cause access problems, scraping
  • Walkability and driving challenges

Inclined and declined driveway problems are very similar, but two main issues with declined driveways stick out. Surface water control is always an issue and declined driveway are a superhighway for directing water toward the home or garage. Water never sleeps; if a clear path isn’t provided away from the stucture, it will cause damage. Note how often declined driveways have pooling water by or against the garage doors or home. Homes with declined drives tend to be below grade; this often results in just part of the home being visible from the street. The view from inside may be a hillside or retaining wall…not typically appealing influences.

There are instances where a level driveway can have adverse influences. This home had a very narrow, tight driveway with very difficult garage entry/exit. The fence adjacent was regularly knocked down; however the price was right and it sold (to an investor) quickly.

Consider how driveways impact the value and appeal of a home both as a buyer and seller. Consider walking up or down one pushing a baby stroller or a couple of full garbage cans. Will that long wheel base car clear the approach angle? Will the sports car leave the front and rear spoilers on the ground getting in and out? Is there enough level area to not have a car door slam if left alone? Enough room to not bump a wall or get on the grass when parking? There are key components of every home, the driveways might not be top of mind but they are certainly a very influential factor with every home.
