I also make it very clear that for many, now may not be the time to buy or sell. If my "OJ candor" and pragmatism turns away a potential buyer then there's little I can do but wish them luck. Given the state of the real estate market, the number of people that went in way over their heads then looked to assign blame and the number of people that continue to be financial dummies as the economy continues to melt....I'd agree that most consumers are stupid. I guess the reason I've been making a pretty good living at this for 25 years is that I'm from LI/NYC, have a clue about diversity, am not fat and don't have a thick southern drawl....that or I focus on the data and not all of the ancillary crap. Generation X and soon to follow Y will prefer to buy houses and condos from attractive sales agents. I don't apologize but it is about looks.
